Your home is a significant investment, and when it comes time to sell, you want a good offer, and you want it quickly. With a few well-chosen projects, you can set yourself up for a rewarding experience. Here are some tips for preparing your home for a quick and easy sale.


Make repairs.  Are there some little things around the house you didn’t get around to fixing yet? Those little repairs can become important in your home sale, and sometimes when we live with those issues, we stop noticing them.  Better Homes & Gardens recommends asking a real estate agent to walk through your property for advice on necessary fixes. If you have any safety concerns, address them first, and be sure to catch the small, neglected items, too. Torn window screens, dangling gutters, marred woodwork, and drywall dents should all be remedied. Some experts suggest paying special particular attention to flooring. If your house has broken tiles, squeaky boards, or stained carpeting, making repairs or replacing the floor should be a priority.



Deep clean.  A key step in home staging for a quick sale is to give the entire house a thorough cleaning. Your home should be spotless before showing it. Wash windows, shampoo carpets, and scrub your bathroom tiles. Eliminate odors and keep the air in your house fresh. If you don’t already have one, add a quality vacuum cleaner to your household arsenal to really tackle pet hair and dander. Make sure to check online reviews before making a purchase. Reduce clutter.  Your personal items make the house feel like home to you, but remember, you want potential buyers to be able to envision living in the house. Think of the home as no longer yours and pack up all those little things that buyers would need to overlook. Reducing the amount of items your house holds also helps make the space look larger, and you can uncover any hidden assets, like a hardwood floor or fabulous view.  Forbes notes this could include items such as knicknacks, photographs, and furniture. Consider it a chance to get ahead with packing, and put away your out-of-season wardrobe, holiday decor, and excess toys. Store items off-site while your home is for sale, such as in a rented storage unit or a friend’s garage. Home shoppers will be looking at your storage areas, and if you pack them tight, they can appear to be too small. Clarify purpose.  That bonus room that’s collecting junk? Ensure you give it a specific role before you list your home. You should select one purpose and show it off well so it’s not confusing to potential buyers, whether it’s a home office, exercise room, or craft studio. And once you pick that purpose, eliminate the other items from the room.


Curb appeal. As U.S. News & World Report explains, curb appeal is how you get home shoppers in the door. When it comes to selling a home, your exterior is the package that makes the first impression, and you want that first impression to be a positive one. If your front door looks shabby, install a new one or give the current one a facelift with a fresh coat of paint. Put out fresh sod (costs range from 8 to 30 cents a foot), remove weary shrubbery, and plant fresh blooms. Tidy up landscaping beds with new mulch and remove weeds and damaged plants.  One recommendation is to install outside lighting because it’s a highly desirable landscaping feature and a boon to curb appeal.
